Real Estate Law – Selling a Property with Violations in NYC
- One of the obligations of a seller of a house is that you must deliver title to the property, free and clear of any violations, liens or municipal problems with the city.
- A buyer will conduct a title search which will inform them of these things.
- A bank who is lending a buyer money will not close on a loan until a violation is taken care of.
- If work is required, upon completion it must be inspected by the city and signed off on before violations will be lifted.
